Cautionary Tale

Completion Certificates.  

The usual purposes of completion certificates are to verify practical completion in terms of the contract, and/or sufficient for occupation, and/or as required for finance purposes. 

If defects are later discovered, there is a potential for a claim on the basis that you approved unacceptable work. 

Do not be pressured into issuing a certificate you may later have cause to regret. 

Do not assume that “conditions” you attach to a certificate will later be interpreted as you intend.

We are a co-operative run by and for its members:

  • Who include nearly all NZ firms of architects, and many architectural designers
  • To provide risk management in a co-operative environment within the profession.
  • Which accepts new members who meet the criteria and complete the application form

 We promote good business practice in architecture by:

  • Sponsoring and presenting CPD activities
  • Assisting NZIA in the preparation of Practice Notes 
  • Reviewing and commenting on issues affecting the practice of architecture

  • On terms specifically tailored by architects for architects
  • At a cost which reflects our bulk purchasing power
  • With claims notification by email, phone or by the notification form
  • Including support and liaison by a claims committee of architects
  • Together with companion covers for people and businesses
  • Which has successfully responded to changing needs since 1972.


NZACS is a co-operative set up in 1972 under the Industrial and Provident Society Act 1908, and is independent of the NZIA and NZRAB.  It is administered by Kendons Chartered Accountants Ltd.  Insurances are arranged by Aon New Zealand.  Board members are elected by member firms, and are listed under contacts.
